Matt was interested in acquiring a flip project in London ON. He had done a couple flips in other cities, but wanted a local expect to help him run numbers, pull comps, understand neighbourhoods, and provide feedback on his analysis. Soon after connecting with Matt, we found him a project and negotiated a great price on his behalf. Matt completed some key renovations and was able to resell the property for a profit, using our brokerage to help him list. We are now working with Matt to find his next project!
Mike came to us looking to get into real estate investing but wasn’t sure where to start. After aligning on his long-term goals, we helped Mike figure out that his best bet was to start with a buy & hold rental portfolio of small single-family houses and duplexes. Using that criteria we got him on our off-market deal list, and soon after secured him a duplex in a great neighborhood at a great price! He made a few upgrades and was able to get the units fully rented out with A-Class tenants paying top rents.
One of our investment buyers (Josh) was looking for a larger flip project and reached out to our local agent to help him find something that met his criteria. We tapped into our network and brought Josh an amazing opportunity – an off-market property that needed a lot of work that he would be buying well below market value. During due diligence, Josh’s agent (Randall) discovered that this property was also on a double lot and advised that additional profit could be made if he severed the lot. Josh moved forward with this deal and since purchasing has severed the land and is now building 2 homes which we plans to sell with Randall on the open market.
